Fire Safety Risk Assessment (FRA)
A Fire Safety Risk Assessment is an annual check we carry out to look for fire risks and what we need to do to manage these risks. The FRA is always carried out by a qualified and experienced person and we work with the Fire Service to make sure all necessary fire safety actions are taken.
Building Safety Case Report
We must create a Building Safety Case Report for high-rise residential buildings. It sets out out the building safety risks how we manage the risks to keep you safe.
The document must be submitted by us to the Building Safety Regulator, and we have made it available for you to download below.

Managing fire safety in your building
We are open and transparent about how fire safety is managed for your building. We share information about the fire safety measures in your building, who is legally responsible for your safety, how we report incidents to the Building Safety Regulator, and our approach to including you in decisions around fire safety.
Your role in fire safety
There are things you can do to help keep yourself, your family and neighbours safe:
· Learn the fire safety instructions for your building – these will be provided when you move in, and every year after that. You’ll also find information on notice boards in communal areas.
· Keep fire doors closed, don’t tamper with the mechanisms, and report any faults or issues to us.
· Keep hallways, stairs and exits clear of personal belongings, furniture or rubbish.
· Do not store flammable items in shared areas or balconies.
· Allow us to access your home for scheduled fire door inspections and maintenance.
· Take part in regular fire drills or briefings.
· Let us know if there are any vulnerabilities that mean we need to evacuate someone in a different way.
· You must report any issues or concerns to us – this includes broken alarms, blocked exists, or changes in your home that could affect fire safety.

Our Director of Asset Management is the Principle Accountable Person for fire safety.
Under the Building Safety Act 2022, the Principal Accountable Person (PAP) is legally responsible for making sure our high-risk residential buildings are safe.
This includes:
- maintaining structural and fire safety of the building
- preparing and updating the Building Safety Case
- making sure that all safety risks are identified and steps are taken to reduce them
- keeping residents informed and engaged in building safety matters through clear communication and accessible information
- responsible for submitting Mandatory Occurrence Reports to the Building Safety Regulator within required timeframes
- keeping accurate records of all safety-related incidents
- ensuing robust governance, monitoring, and continuous improvement mechanisms are in place to uphold building safety and regulatory compliance.

Alison Robinson is the Accountable Person — responsible for the day-to-day management of building safety, including
- monitoring safety systems
- responding to resident concerns
- escalating incidents as requires
- support the PAP in fulfilling legal duties

Mandatory Occurence Reporting Procedure
We take building safety very seriously, and we want to hear from you if you notice a problem in your building so we can sort it out quickly.
When a building safety or fire safety issue is reported, we must investigate and report it to the Building Safety Regulator if it meets a specific criteria. This is called a 'Mandatory Occurrence' and it is usually things like a fire, structural failure, or unsafe materials.
As your landlord, we have a legal duty to have a Mandatory Occurrence reporting system for the high-rise buildings we are responsible for. We use the system and follow the Mandatory Occurrence Reporting process when these building safety incidents and risks are reported to us.
Who can report a safety concern?
- Anyone can report a safety concern to us – this includes residents, customers, staff, or visitors. Reports can be made anonymously.
What happens when a report is made?
- Details are logged and a case is created on our system.
- The issue is escalated to the Building Safety Team immediately.
- If it’s out of hours, the On-Call Manager is contacted.
What happens next?
- An Immediate Action Plan is created within 24 hours to reduce any risk.
- The Accountable Person (AP) checks if the issue qualifies as a Mandatory Occurrence (a serious safety event that must be reported by law).
- If it is a Mandatory Occurrence:
- It is reported to the Building Safety Regulator.
- Customers are updated in writing about the issue and what’s being done.
If it is not a Mandatory Occurrence:
- The issue is managed internally by the Building Safety Team.

It’s our job to make sure every resident feels safe in their home. If at any time you feel that your safety - or the safety of others - is not being protected, we need to know.
Please report any concerns or incidents, no matter how small they may seem. If you prefer, you can do this anonymously, and your identity won't be shared.

It’s important that you feel listened to when you report something to us. If you feel that your concern has not been addressed or you’re not happy with the response, please tell us.
You can escalate your report to us by making a complaint or reporting it directly to the Director of Asset Management. You can also report concerns to the Housing Ombudsman Service or the Building Safety Regulator. Details of how to do this are below.

The Housing Ombudsman Service is an independent, unbiased, and free service for social housing residents.
The Housing Ombudsman do the following:
- Investigate complaints from residents, leaseholders, and shared owners about social housing providers – including Regenda and Redwing.
- Make sure we treat residents fairly and follow proper procedures
- Publish reports and recommendations to help landlords improve services and prevent future issues
- Share complaints that have been raised to the Housing Ombudsman to show housing providers what they can do better and how to avoid complaints in future.
