Leaseholder repair responsibilities

Repair responsibilities can vary depending on the type of home you live in and the terms of your lease. The information below provides a summary, but your lease is the full legal guide to what you and Redwing are responsible for. The cost of communal repairs and maintenance is included in your service charge.

Our Property Managers aim to visit your scheme every 4 to 6 weeks. During each visit they check the condition of the building and report any repairs that are needed. You can also report repairs or issues using the following contact routes.

How to report an issue

• Call our Contact Centre on 0344 736 0063. This number should be used for emergency repairs.
• Email info@redwing.co.uk for non‑emergency repairs or general queries.

If you are unsure whether something is an emergency, please call the Contact Centre so we can advise you.

What we are usually responsible for

• Cleaning communal areas and communal windows
• Grounds maintenance, car parks and pathways
• Repairs to the main structure of the building, for example the roof, brickwork or porches
• Maintenance of communal mechanical and electrical equipment, for example water boosters, lifts or sump pumps
• Routine fire safety checks, including alarms, emergency lighting and essential fire safety systems such as dry risers and sprinklers

Communal areas include shared spaces such as entrances, corridors, stairwells, lifts and shared gardens.

What you are usually responsible for

• Repairs inside your home that are not part of the building structure. This includes fixtures, fittings and decorating
• Pipework that only serves your property
