I'm a leaseholder - how does insurance work?

As a leaseholder, you will need contents insurance to ensure that  your belongings , such as electrical items, furniture, carpets and furnishings  are covered . This must include cover for accidental damage to the property.    

As your landlord, Redwing will cover buildings insurance.

Management and admin fees

Your service charge includes a management fee. This fee covers the cost of managing your building or estate and supporting the services you receive. It includes:

  • preparing the annual service charge budget

  • collecting and administering service charge payments

  • producing audited end‑of‑year accounts

  • providing annual accounts to leaseholders and shared owners

  • access to a 24/7 emergency telephone line (0344 736 0063) for urgent building issues

  • arranging and administering buildings insurance

  • providing advice and support on day‑to‑day management matters

  • responding to standard customer enquiries

Some tasks, such as one‑off requests or specialist work, may be charged separately as administration fees. You can ask us for a full list of these charges.

Staircasing

What is staircasing?  

Staircasing is the process of buying more shares in your home, which can reduce your monthly rent. Your lease will specify the increments you can purchase .   You can find out more here.

The Leasehold Advisory Service (LEASE) is a government-funded, independent body that provides free advice on residential leasehold and park home law in England and Wales. The advisers are legally qualified and offer clear, impartial guidance to help you understand your rights and responsibilities.
