Successful partnership brings sustainable rental homes to North West

In 2021, we partnered with Warrington Housing Association to bring 161 high quality, sustainable homes to Warrington’s rental market and tackle the imbalance of supply and demand across the region. Homes were delivered by Incrementum, a company wholly-owned by Warrington Borough Council, which in turn funded the project along with a grant from Homes England.

The two development sites, Foxwood and Sycamore, are a mix of one- and two-bedroom apartments and two- and three-bedroom houses, available for private and affordable rent. Homes are located across two former school sites in Warrington - Foxwood at the former Foxwood Special School site in Birchwood, and Sycamore at the former Sycamore Lane Community Primary School site in Great Sankey. 

Designed with placemaking at the core, these build-to-rent developments provide high quality and sustainable homes set in diverse communities. There have been built to rent for the long term, with renters given the opportunity to renew their tenancy year on year, providing reassurance and the ability to plan for a stable life in their home.

Susan and Julian Berry, residents at Sycamore, said: “We’d seen the development online and loved the look of it. It was close to public transport and near our daughter and family, so we viewed the estate and it felt right.

“We received a warm welcome from Redwing, who showed us around, answered any questions we had and gave us a folder packed full of useful information. The staff at Redwing have always been helpful and friendly - special mention to Paula and Lauren who go above and beyond!

“Coming from a rental home on a rent only estate, we had very poor service and lack of communication. Redwing are way ahead in every aspect. We love living here.”

The successful partnership saw Redwing market all units, secure suitable tenants, manage the lettings process from start to finish and welcome residents to their new homes.

We secured an excellent reservation rate, with all 161 units let before handover.

We will continue to provide an award-winning property management service until February 2024, creating a seamless transition and preserving the outstanding level of service and care that residents have come to expect. Over the next six months, we'll support Warrington Housing Association with recruitment and training, so their staff can follow in Redwing’s footsteps and successfully deliver the first-class property management contract moving forward through new subsidiary, Lifetime Homes.
