9A Lydia Ann street is partially converted from an old foundry building of traditional construction on one side and a new build flats section on the other, both with brick outer walls. Originally built in the mid-19th century and converted into its present form, it includes commercial office units on the ground floor, with apartments on the remaining upper levels. The new build is of steel frame infilled with concrete block and the roofs are flat and made of composite steel. The top floor is an addition and built to modern construction standards. Remediation works on the external wall system were completed in 2024 to ensure the materials that are present are of non-combustible materials.

Under the Building Safety Act 2022, the Principal Accountable Person (PAP) holds legal responsibility for ensuring the safety of high-risk residential buildings. This includes:

  • maintaining the structural and fire safety of the building,
  • preparing and updating the Building Safety Case,
  • ensuring that all safety risks are identified, assessed, and mitigate
  • ensure residents are kept informed and engaged in building safety matters through clear communication and accessible information
  • responsible for submitting Mandatory Occurrence Reports to the Building Safety Regulator (BSR) within statutory timeframes maintaining accurate records of all safety-related incidents
  • ensuing robust governance, monitoring, and continuous improvement mechanisms are in place to uphold building safety and regulatory compliance.

Responsible for the day-to-day management of building safety, including

  • monitoring safety systems,
  • responding to resident concerns,

Talk to the Building Safety Regulator

The Building Safety Regulator (BSR) helps keep buildings safe for people who live in them.

It is part of the Health and Safety Executive.

The Building Safety Regulator:

  • Checks that building safety rules are followed

  • Makes sure building owners fix safety problems

  • Sets safety rules for tall buildings

  • Checks that building inspectors are doing their jobs properly

  • Listens to residents and checks how they are involved in safety decisions

  • Looks into safety complaints and takes action if needed
