The project:

The Brief:

M&Y Maintenance and Construction to complete a full retrofit of this 200 year old property, turning this neglected space into 24 contemporary and energy efficient apartments for private rent, while retaining elements of the building’s original architecture.

Redwing to create a brand for the property that draws on the story of London Road, a historic street for Liverpool’s leading textile industry within the Fabric District.

Redwing to welcome all new residents into their homes, ensuring a 100% reserved off-plan rate to prevent void loss and deliver a property management service that makes life easier for residents.

M&Y Maintenance and Construction to deliver responsive repairs and maintenance services for the property going forward.

 

Outcomes of the partnership:

The Building:

M&Y Maintenance and Construction completed a full retrofit of the property, making changes to the internal structure and layout while still retaining parts of its period architecture.

The building was fitted with LED lighting, electric heating and internal wall insulation throughout, to reduce bills for residents and improve the buildings carbon footprint. The majority of the apartments now have an EPC rating C, meeting the Government’s target of EPC C or above by 2030.

With modern finishes throughout, the building now offers 24 stylish and contemporary apartments.

Susie, who reserved an apartment at The Drapery said: “I thought The Drapery was amazing! The way it was designed went past my expectations, the light made it feel so warm and welcoming – the staff added to that too, they were all so kind! Being located steps away from Liverpool One was a great plus for me, never mind it being in the midst of a foodies paradise!”

The Marketing:

Redwing brought the development to life with a name and brand, The Drapery, that takes note to the building’s past and location on London Road, a historic street for Liverpool’s leading textile industry.  Materials to promote the development and generate interest such as a brochure and online advertising, and resident communications to make life easier including Home User Guides and Welcome Packs were developed in The Drapery’s contemporary branding, harmonising the stylish and modern design of the refurbished apartments.  

The Lettings:

Redwing arranged a viewing day at the development mid refurbishment to allow interested customers to walk around the development and view a show apartment, which was decorated and furnished to give customers a glimpse of life at their new potential home. The Lettings team also introduced an incentive to maximise reservations at the viewing day, a £50 welcome home voucher free to spend on their first grocery shop or new home essentials such as a kettle and a toaster.

Redwing delivered an award-winning service to prepare residents for move-in day including taking deposits, conducting eligibility and reference checks. The team have also arranged move in appointments, where the Redwing team will be on site to show residents how to use their new appliances and be a helping hand!
