Repairs and Responsibilities
It’s important that you look after your beautiful place, and that we look after it too. We aim to be transparent and clear about responsibilities, and will always be responsive to repair enquiries and advice. If any major works are needed, we’ll make sure we communicate with you and listen to your views. We realise you will want to make your home your own, and that’s why we have an easy to follow home improvement request process. This section covers that processes you’ll need to follow to report repairs and request home improvements, as well as the responsibilities shared between you as a leaseholder and Redwing Living.
Reporting a repair
Contact us first on 0344 7360063. We are open Monday to Friday, 8am to 7pm with an out of hours service for emergencies. Once you have reported your repair we will confirm whose responsibility it is to carry it out. If it is not our responsibility, please arrange for the repair to be carried out yourself using a company of your choice. We will assess the priority of the repair and allocate it to one of our approved contractors. We will normally be able to let you know at the time of your report how long it will be before the repair will be attended to. We aim to complete repairs as quickly as possible and the work is carried out well within the timescale.
Emergency: 4 hours
Routine: 20 working days
The contractor will make an appointment with you prior to their arrival. If you are unable to keep the appointment, please contact us beforehand to arrange another appointment.
Houses and bungalows
You are responsible for all repairs to your home including boundary fencing, paths and parking areas within your ownership. You are also responsible for any major repairs including replacement windows, doors and heating systems as well as the regular painting of the exterior.
You are responsible for the repairs and renewals to the inside of your home including the replacement or renewal of fitted kitchens, bathroom suites, heating system, wiring, floorboards, ceilings, plaster to walls, tiling etc and the glazing of windows and doors. You are also responsible for the locks, closures and handles to doors and windows.
Redwing Living is responsible for maintenance and redecoration of any internal communal areas and the outside of your home including roofs, walls, window frames, communal TV aerial systems etc. The charge for repairs carried out by Redwing Living will be made from the service charge account that you pay into each month.

Redwing Living is responsible for the maintenance and redecoration to the outside of your home and communal areas including footpaths, driveways, garden areas etc. The charge for repairs carried out by Redwing Living will be paid from the service charge account that you pay into each month.
In some cases the local authority may adopt some general areas such as paths, parking areas and estate roads. In these cases the local authority will be responsible for the repair.
Our repairs company
One advantage of buying or renting your home from Redwing Living is that our parent company, the Regenda Group, has its own repairs company, M&Y Maintenance and Construction, who we use for the majority of our repairs. This means we are able to arrange repairs quickly and easily, and pass any cost savings on to our customers.
